        <description>What would you do if your home had been sitting on the market for over five months with no sale? Imagine you've already moved out of state, and every month you're still covering the mortgage, utilities, and HOA on a home nobody is living in while your agent suggests another price drop.
One seller found themselves in exactly this situation. They had done everything right. New carpet, fresh paint, and the home showed well. After five months with another agent, though, it still hadn't sold, and they were losing thousands of dollars every month from out of state, with no end in sight.
When I took over, I told them that I wanted to raise the price. We bumped it up 3.6% from where it had been listed, even though they were considering another drop with their previous agent. They thought I was crazy, but we sold it in one week for full price. They stopped losing thousands of dollars every month, and we put tens of thousands more in their pocket than they would have gotten with the original listing. That is the Utah Dave way.
After 26 years and over 3,400 homes sold across Utah, I've learned a few things that this story illustrates perfectly.
1. Pricing strategy matters more than price. The right positioning attracts the right buyers. A lower price doesn't always mean a faster sale. Sometimes the opposite is true, and this home is proof of that.
2. A good-looking home needs the right marketing. The carpet was new, the paint was fresh, and it showed well. What was missing was the right marketing, the right exposure, and an agent who knew how to position it to the right buyers.
3. Every month a home sits unsold costs you real money. This seller was covering the mortgage, utilities, and HOA fees for a home in another state that was sitting empty. Getting it sold in one week changed everything for them, both financially and emotionally.
