The negotiation starts long before anyone writes an offer. It starts in the driveway.
Sellers pay attention to things most buyers assume nobody is tracking: how many times you’ve come back, who you brought with you, how you reacted in the kitchen, and whether your car rolled past again that evening. All of it adds up to an answer to the only question a seller really cares about, which is how badly you want the house. The stronger that answer looks, the less reason anyone has to come down on price.
After 26 years, I’ve watched buyers give away their edge over and over without ever realizing they’d done it. Three habits do most of the damage, and avoiding them is what I call silent negotiating.
1. Don’t bring the whole family back. Nobody brings everyone to every house on the tour, which is exactly why it registers when you do. A returning buyer with a full car reads as a buyer who has already decided, and a seller who believes that has no reason to move. See the house, make your call, and keep the repeat visits to a minimum.
2. Don’t drive past afterward. This is the one buyers assume is invisible, and it isn’t. I can’t count how many sellers have told me they noticed the same car rolling by the house, and in every one of those situations the seller held firm. The moment someone believes you’re dying to have their home, your number goes up.
3. Don’t react inside the house. One of my buyers walked into a kitchen, gushed over the island counter, and when we sat down to negotiate, the seller wouldn’t move an inch. Between doorbell cameras and smart speakers, assume anything said in that house gets back to the person selling it. Stay neutral while you’re inside and save the real conversation for the car.
None of this is about playing games. It’s about not handing over information before you’ve made an offer. Get those three right, and you protect your position for the part that actually decides what you pay.
