I sold a home in two weeks. Two years later, the market had gone up about 7% or more. That same home should have sold for more the second time around, right?

It didn’t.

Two other brokerages tried for over six months and ended up selling it for 6.5% less than what I got for it two years earlier. Let that sink in. The market appreciated more than 7% in those two years.

That means this home should have sold for significantly more the second time. Instead, after two brokerages and over six months on the market, it sold for less. Not just a little less. 6.5% less than what we sold it for when the market was lower.

Think about what that means for the seller. They didn’t just miss out on appreciation. They went backward. In a market that was working in their favor, the wrong strategy cost them real money.

A rising market doesn’t guarantee a better result. Most people assume that if the market goes up, their home is automatically worth more. That’s true on paper. But if the pricing, marketing, and positioning aren’t right, you can lose every dollar of that appreciation and then some. This seller learned that the hard way.

The agent matters more than the market. The market was up 7% in this home’s favor, and two brokerages still couldn’t get it done. When I sold it two years earlier, we closed in just two weeks. Same home, worse market, better result.
