When you sell, most of it is out of your hands, from the buyers to the market. But after 3,400+ homes in 26 years, I can tell you three things are yours to control, and getting them right can be the difference of tens of thousands of dollars. Handle those three, and the rest is on my team and me.
Make it show like a model. Your home needs to look like a model home every single day it’s on the market. I call it getting your home model homeified. This is the hard part, because most of us don’t live the way a home needs to show. So think about it this way: you’re going to pack up your home anyway, so do you want to pack up for free, or do you want to get paid to pack?
A home that shows beautifully sells for more, which means the same boxes and the same effort, just done at the right time, put money back in your pocket. And you’re not guessing at any of it. My team walks through your whole home with you and shows you exactly what to pack up.
Say yes to every showing. You have to be willing to show your home even on 15 minutes’ notice. I’ve watched it play out too many times: a buyer asks to see a home, the seller says no because the timing wasn’t perfect, and that buyer moves on. I’ve literally seen people go buy a worse home for more money simply because the better one wouldn’t let them in. Meanwhile, the home that turned them away just sits.
The longer a home sits, the lower it tends to sell for, because buyers start assuming something must be wrong with it. The sellers who say yes to every showing, even the inconvenient ones, are the ones who sell faster and for more.
Play poker and hide your cards. When your home is on the market, don’t show anyone your hand. Not your family, not your friends, not your neighbors, because buyers are always trying to find out your bottom line. I’ve seen it cost sellers real money. One time an agent brought me a lowball offer and admitted their buyer had a friend who knew a neighbor who talked to my seller, and that’s how they learned the seller would take less.
Another time, a client mentioned at church that she was moving out of state and worried her home wouldn’t sell. I ran right over to reassure her that I’d have offers the next day, but an agent was sitting right behind her, overheard the whole thing, and showed up the next morning with a lower offer.
Luckily, I’d already lined up a full-price buyer. So when someone asks how the sale is going, there’s only one thing to say: my agent says there’s a ton of activity and it could sell any minute. That’s it. And don’t post the play-by-play online either.
